Its seems like so many properties are either in foreclosure or need a short sale to make it work. We will cover the basic's here. You will have a better understanding of the avenue of real estate investing and how to use it to your advantage.

Property Repair Evaluations

The key to buying property right is know the repairs that you will be facing and how to make those repairs. We will be using worksheets to help you look at the big picture and still capture the small details.

Contracts

Know what you are signing. A real estate contract can work in your favor or can leave you hanging out to dry. We will cover all the key elements to the purchase money contract and special provisions to make the contract work for you.

Marketing

You have to market yourself for referrals. You have to market your properties for sale or rental. Don't leave this major detail to someone else. You need to be in control so that you can get paid. I will show you how to present yourself and your properties so that you stand out in the crowd.

Exit Strategy  - Hold

You decided to hold a property and rent it out. I will cover all the details that you will need to know so that you will have all your bases covered. Marketing, lease, and management will be discussed.

Exit Strategy -  Retail and Owner Finance

You have bought a property, rehabed it and now you want to sell it. I will cover how to sell the property and the details of the buyers financing including if you have to carry the note.

Business Entity

It is prudent to have a business entity for your real estate business. We will discuss the different types of entities that are available and the benefits of each one. We will tell you how to form the entity and how to keep up with your enity as the years pass.
